Selling a home brings a lot of moving parts—but it doesn’t have to feel overwhelming. With the right plan, steady support, and clear next steps, what once felt complicated becomes a process you can move through confidently. Below, you’ll find a simple step-by-step look at how we guide you from your first conversation through closing day—so you know exactly what to expect, and when.

Meet with us to review your goals, create a selling plan, and set a competitive asking price based on a detailed market analysis. We'll also select a real estate attorney to review contracts and represent you through closing.
We’ll work together to get your home ready for the market — recommending any staging adjustments if needed, arranging for professional photography, taking accurate measurements, and gathering the details needed to create strong marketing materials.
Your home will be entered into the MLS and promoted with professional marketing materials. We’ll place a For Sale sign and lockbox (if appropriate) and start confirming showing appointments with pre-screened buyers.
We’ll coordinate all showings, confirm appointments with you, and share honest buyer feedback after each showing. If adjustments are needed to the pricing or presentation strategy, we'll talk it through together.
When offers are received, I’ll present them clearly, explaining the terms and options. We’ll negotiate with the buyer’s agent to secure the best possible price and conditions for your sale.
Once an offer is accepted, both parties will sign a purchase contract. Attorney approval typically occurs within three business days, during which attorneys review and approve the terms. We’ll also track any contingencies, including the buyer’s home inspection, which usually happens within three days, although timelines can vary.
I'll guide you through the inspection process, help navigate any repair requests, and coordinate next steps if the buyer requests changes. At the same time, the buyer’s lender will schedule an appraisal to verify the home’s value for financing.
During this phase, we’ll work closely with attorneys, the title company, and the bank to ensure all documents are ready. We’ll also monitor the loan commitment process, confirm a "Clear to Close," and schedule the final closing date. The buyer will complete a final walkthrough of your home just before closing to confirm the home’s condition.
You’ll meet with your attorney to sign all final documents and officially transfer ownership. Congratulations—you’ve successfully closed the sale of your home!
